Policies and Information


We are happy to take reservation requests any time before your visit. We will do our best to accommodate all guests and reservation requests. Please contact us below or email us at to submit your reservation request. For last minute reservation requests, please call us at 803.252.7225.


Rates are based on double occupancy and include complimentary on-site parking. With advance notice, we will gladly accommodate an additional guest for a charge of $25 per night. Room rates specified do not include but are subject to all applicable taxes and fees.

Room Requests

While we will do our best to honor specific room requests, we cannot guarantee specific rooms, as reservations are based on room type, accessibility, and availability.  Sometimes, unfortunately, unforeseen circumstances necessitate room changes.  If we must assign you a room other than the one you requested, we will do our best to contact you or upgrade your stay.


Check- in time is 3pm.  Early arrivals will be accommodated when possible. Contact the innkeeper for details or requests. 


Check-out time is 11 am. Late check-out will be accommodated when possible. Contact the innkeeper for details or requests.

As a small inn, we adhere to a cancellation policy to best serve all our guests. If you cancel or alter your reservation within 3 days of your scheduled check-in date, you are responsible for the entire amount of the reservation. Reservations made through third-party sites follow their own cancellation policies, please book thoughtfully. 

*We understand that travel plans change rapidly due to the COVID-19 pandemic. If your travel plans change, please call us as soon as you are aware of the changes as we are happy to work with you to issue a refund or apply your credit forward.


We offer complimentary off-street parking for our guests in our private lot. If the lot is full, there are free parking spaces on the street in front of the inn. 

Minimum Stays
There is a two night minimum stay on weekends with University of South Carolina home football games,  Master’s Golf Tournament, and other high-demand times. Check with the Innkeeper for more details.


Group Stays

We love hosting wedding parties, family reunions, and other multiple room bookings.  When you reserve all eight of our guest rooms, you will also have exclusive access to the Assembly Room, dining area. The kitchen, owner’s quarters, and office spaces are not available for any rental.  Any special events or parties must be arranged in advance with the event staff and they may incur additional fees. 

Gift Certificates
Gift certificates make wonderful gifts for a birthday, anniversary or any special occasion.  Our gift certificates may be redeemed for guest rooms or special events. 

Common Areas
The Assembly Room can be reserved for special events. If you desire use of this space, please contact the innkeeper or event staff 48 hours before your visit, as availability may be limited. 

Children are welcome and must be included in “number of guests” for each reservation.  There may be times, like Valentine’s weekends, that we request no children.  Contact the innkeeper for more information or for specific requests. 

Extended Stays
Extended stays are available at The 1425 Inn, on a weekly and monthly basis.  Let us know your time frame for special pricing.

The 1425 Inn is a smoke-free facility. This is required by our insurance company due to the fire hazard it can present.  Guests smoking in the inn will be charged an additional $500 to cover the cost to maintain the status of our smoke-free facility.  

We regret that we cannot accommodate guest pets; however, we would be happy to assist you in finding a suitable vacation spot for your pet.  Licensed service animals are allowed.
